Legal support for a group of property management companies: contracts that work as instructions
The client manages commercial properties and interacts with tenants, subtenants, contractors, brokers and management companies on a daily basis. Standard contracts from the Internet did not work: they did not take into account the real business model, did not protect the client's interests, and did not provide employees with an understandable algorithm of actions. The task is to provide legal support, in which each document reflects a real business process.
Before developing the documents, the C Cases team studied the client's operating model: how relations with counterparties are actually built, how work on premises is coordinated, which business bottlenecks are of particular importance. As part of the support, the team develops lease agreements, subleases, operator agreements, brokerage agreements and contract agreements — including mixed structures with pricing formulas, cost sharing mechanisms and multi-level liability between the parties; participates in negotiations with counterparties; accompanies inspections of premises and records legally significant circumstances. At the same time, it checks counterparties before concluding contracts.
