The client manages commercial real estate and interacts daily with tenants, subtenants, contractors, brokers, and management companies. Standard contracts found online were ineffective: they didn't reflect the actual business model, failed to protect the client's interests, and didn't provide employees with clear operational guidelines. The goal was to establish legal support where every document accurately reflects the real business process.
Before drafting any documents, the C Cases team thoroughly analyzed the client's operational model, examining how relationships with counterparties are actually structured, how work within the premises is coordinated, and identifying critical business bottlenecks. As part of our ongoing support, the team drafts lease, sublease, operator, brokerage, and contractor agreements — including complex hybrid structures with pricing formulas, expense allocation mechanisms, and multi-tiered liability. We also participate in negotiations with counterparties, oversee property inspections, and document legally significant events. Concurrently, we conduct due diligence on all counterparties before contracts are signed.
